Former pub site could finally be redeveloped with eight new homes
New planning application could see new lease of life for former pub site
A development of eight new homes could go on a vacant former pub site in Goldthorpe, designed by architects behind work on the new Waverley community in Rotherham.

The houses - featuring three and four bedrooms - would be of a three-storey design, built in terraces.
That design is said to “pay homage” to the old Goldthorpe Hotel building, an imposing traditional pub which had stood vacant for more than a decade before being demolished around two years ago.
The design has been produced by CODA Architecture, a company which has won awards for its work and has been behind designs at Waverley, for both housing and commercial buildings, as well as innovative ‘Sky House’ homes in Stockbridge, Sheffield.
The plot is on the corner of Doncaster Road and Hamilton Road, with houses facing onto each street, with gardens at the rear, along with parking space.
Other housing in the area is predominantly terraced housing, and planning documents state: “In keeping with the local character, frontage parking, driveways and garages have been avoided.“
Each property benefits from a private rear garden and a small defensible space to the front, reflecting the established pattern of neighbouring terraces.
“The corner dwelling at the junction of Doncaster Road and Hamilton Road has been given enhanced architectural treatment to reinforce its prominent position within the streetscape.”
Goldthorpe is undergoing housing improvement nearby, with Barnsley Council using money from a £23m investment package to replace some nearby terraced housing with modern, affordable, homes which will be managed by Berneslai Homes.
Some have already been constructed, with others on the way.
While the Goldthorpe Hotel was still standing, planning permission was granted in 2011 to convert the building into ten apartments, though that did not proceed.
A subsequent application to convert the property to ten flats, made in 2019, was rejected by Barnsley Council, with a subsequent appeal dismissed.
The planning inspector had concerns about the impact of putting ten apartments into the community.
A further application made in 2021 was withdrawn before a decision’s made. The developers say new housing in the Dearne towns is “much needed”, with the proposal providing high quality homes.
